Despite fewer international home purchases, strong economic fundamentals, quality housing, and long-term investment potential continue to make the United States an attractive destination for buyers from around the world
Washington, D.C., 30 July 2026 – International demand for U.S. homes has slowed over the past year, but the country continues to hold its position as one of the world’s most desirable real estate markets. Rising home prices, limited housing inventory, and affordability challenges have reduced the number of foreign buyers entering the market. Even so, many international investors and families still view U.S. real estate as a safe and reliable long-term investment.
According to the latest findings from the National Association of REALTORS, foreign buyers purchased fewer residential properties than in the previous reporting period. The decline reflects broader market conditions rather than a loss of confidence in the U.S. housing sector. Higher property prices and borrowing costs have encouraged many buyers to wait for more favorable conditions before making a purchase.
Although overall activity has slowed, several countries continue to play a major role in the market. Buyers from Canada remained the largest group of international purchasers, followed by Mexico and China. Chinese buyers recorded the highest average purchase price, showing continued interest in premium properties. Many Indian buyers also remained active, with a large share purchasing homes while already living and working in the United States.
Location preferences among foreign buyers have remained largely unchanged. Florida continues to attract the greatest number of international buyers because of its climate, lifestyle, and strong property market. California and Texas also remain popular destinations due to their economic opportunities, established international communities, and diverse housing options. These states continue to offer attractive opportunities for both residential living and long-term property investment.
Another notable trend is the difference in purchasing behavior between buyers living abroad and those already residing in the United States. International buyers outside the country are more likely to purchase homes with cash, while many buyers already living in the U.S. choose mortgage financing. This reflects the different financial situations and long-term plans of foreign buyers entering the market.
While current market conditions have slowed international transactions, industry experts believe the U.S. housing market continues to offer lasting value. Strong legal protections for property ownership, a stable real estate system, and opportunities for long-term appreciation remain important reasons why overseas buyers continue to consider the United States. As housing affordability gradually improves and inventory increases, international demand could strengthen once again.
The latest trends suggest that the slowdown is part of a changing market cycle rather than a permanent shift. Foreign buyers are becoming more selective, focusing on locations that provide economic stability, lifestyle benefits, and long-term growth potential. Even during periods of slower activity, the United States continues to stand out as one of the world’s leading destinations for international real estate investment.
