Nuveen Real Estate Surpasses Target With $650 Million Close of U.S. Strategic Debt Fund.

Strong investor demand highlights rising interest in transitional real estate debt amid tightening lending conditions.

New York, 2 December 2025 – Nuveen Real Estate, one of the world’s largest property investment managers with $139 billion in assets under management, has announced the successful final close of its U.S. Strategic Debt Fund at $650 million. The close exceeds the initial target of $500 million, marking a major milestone for Nuveen’s first closed-end fund in the commercial real estate credit sector.

The fund focuses on transitional commercial real estate debt lending on properties that need physical improvements, operational upgrades, or financial restructuring. With traditional lenders pulling back in today’s high-interest-rate environment, Nuveen sees significant opportunity for alternative capital providers to step in and support high-potential assets.

Jason Hernandez, Head of Real Estate Debt for the Americas, said the strong investor response reflects confidence in both Nuveen’s lending platform and the growing demand for private real estate credit. “The successful close positions us well to capitalize on what we believe are attractive opportunities in an environment where traditional lenders have pulled back,” he explained.

The fund received a $150 million commitment from TIAA’s General Account, along with contributions from global insurance companies and pension funds. Nuveen’s real estate debt platform, active since 1934, manages $44 billion in real estate debt globally and originates nearly $5 billion in loans each year.

Since its first close in April 2024, the fund has already invested across 19 loans totaling $1.3 billion in commitments. The portfolio spans 16 markets, with 60% allocated to multifamily properties and 40% to industrial assets. Key growth regions, Dallas-Fort Worth, Atlanta, and Orlando, account for a significant share of the portfolio, reflecting strong demand in these high-growth cities.

Nuveen’s long-standing relationships with leading operators and institutional sponsors, combined with its 90 years of lending experience, position the firm as a major player in today’s evolving commercial real estate credit landscape. The firm’s deep expertise and national presence allow it to identify opportunities where strategic financing can support both asset transformation and long-term value creation.
